BCA must receive written authorization from the seller/current owner in order to process refinance and resale demand requests. Authorization forms can be uploaded directly to HomeWiseDocs when placing the order. Please note that demand requests and updates are processed in the order in which they are received. The Virginia statutes do not clearly define the validity period of a resale disclosure packet, but simply provide that it must be current as of the date noted on the packet itself. A disclosure packet update may be requested by the seller, seller's agent, the purchaser, or the purchaser's agent within 12 months of the delivery of the initial packet. The fee for an update is $50. The Association recommends requesting an update if the packet is more than two months old as several documents contained within the packet will likely be updated.
Requests for resale disclosure updates must be placed through HomeWiseDocs.com.
If the violations noted on the compliance inspection form are corrected and the seller wishes to have a one-time reinspection conducted and an updated compliance inspection form issued, a resale reinspection order must be placed through www.HomeWiseDocs.com. The cost of the packet is dependent upon several factors: the format requested, the delivery time frame requested, and the shipping method requested.
Electronic (email) format - documents will be available to be downloaded separately or altogether in a zip file.
Printed (hardcopy) format - additional $25.00
USB Delivery Fee - additional $30.00
Update (available within 1 year of the initial order) - $50.00
Update with inspection (available within 1 year of the initial order) - $165.00
Available Delivery Timeframes:
Standard – Packet is sent 14* calendar days from the order date
Rush – if the Association is able to accommodate a rush order, Packet is sent 5* business days from the order date.
*Forms and payment must be received by 12:00 PM to count as first day; forms received after 12:00 PM will be processed with the following day as the first day.
